With a 500k property, you're talking commercial loans and I'm not sure there are any banks out there that will do 20% down any more. 30% is the lowest I've seen unless you're talking about some bridge loan or commercial hard money (which they don't typically do loans under 500k so its really a catch 22).2) Cap rate.

HELOC:  I could establish a HELOC for the $50K (or more) and utilize this as a bridge to securing longer-term debt on the new rental property, or any other project.  

Accept it, and then see if it doesn't appraise and cross that bridge if needed.
