There is still a lot of liquidity in the market and investor purchasing power seems to be strong as well.

Essentially it would work something like this…1) My LLC purchases the property 2) He will only charge me COST on the labor and materials (no profit or markups) which will save me around 30% on regular contract figure he gives me in my market which is very expensive 3) He will also make 300k of his own liquidity available to inject into the deal (I will put some of my own cash in and get a HML loan for the rest).

But 1/15 of it was deducted as an amortized expense in Schedule E each year.

Those renters who bailed without paying rent will likely declare bankruptcy.In the final analysis, the victims are small mom/pop landlords and MF Cos. who will have to liquidate the Real Estate assets to protect themselves from bleeding furthering the crisis of liquidity in that Real Estate Class.

Anything/Anyone else will be $1050 after the lease expires in the next couple months.

Also, GA may differ, but here the lien expires after one year if no suit has been filed to enforce it.

I am in a unique situation whereby I have access to a fully liquid line of credit for $350,000 at prime – 0.25% (due to being in medical school).

In the current market (tons of buyers and lots of liquidity) most wholesalers are working with investors they have an existing relationship with. 

The leases are total about $1800 below market and I would be losing roughly $650 a month until the leases expire.
