My ultimate goal is to make Real Estate my next/last career (no, I'm not close to retirement) and to build steady stream of income that will provide the security and time to do whatever I want.I'm looking forward to connecting with fellow BPers (especially those in the Boston market) and continuing my education which I know will be life long. 

I would suggest looking at some of the free guides under the education tab above.I would learn ans much as you can from this gentleman but I do see a conflict of interest in that he is trying to sell you a property and yet one of the most important things to learn is how to evaluate a deal.

I'm a beginner who is almost feeling comfortable enough (educated/prepared) to take my first shot at a rehab.

I have also invested about 1000hrs in real estate education of various types.

It should be fairly simple to make an educated guess, as opposed to just speculating.n Look online at the public records and see what mortgage are in place.  

I am currently in the process of educating myself on real estate investment through subject to and lease options; once I feel confident enough with knowledge I will reach out to you

I am just wondering if this would be possible, if I would need to find more money, or if anyone can give me any direction into what I need to do to educate myself in this area.
