I don't want anyone else making money off my property unless they're giving me a cut.

Very responsive, cut checks in a timely manner, have plenty of repair folks on staff to take care of work orders promptly, AND physically inspect all properties bi-annually to ensure tenants are following rules and taking care of property. 

So I figured I would get it straight from the horses mouth and ask you all directly.

Use software to keep the money straight. 

Some things we will contract out (new city electric connection and breaker box, cutting the concrete for egress doors and windows (not installation, just cuts, we'll do the rest) and the rest we plan to do ourselves. 

I have noticed that they cut all the wire/ piping.  

Some people like to sell the hype and sizzle, but it sounds like you are looking for an honest company that shoots straight.
