I am trying to help very close friends of mine with a real estate transaction.

There are exceptions when the IRA uses mortgage financing or for certain types of real estate transactions that are businesses as opposed to passive earnings (i.e. flipping houses).IRS rules that accompany the tax-sheltered status of the IRA prohibit you and close family from personally benefiting from the IRA - other than by growing your retirement savings. 

Please reply only if you closed transactions for these types of properties.Thanks

Very contentious transaction.

Please make sure you have someone help you if you are involved in a transaction.

If anyone where to be late you have two options 1)They should paid earlier. 2) Asking for confirmation of the date they ordered the transaction from the bank 

But, I have decided to put it off until I get a few transactions/deals under my belt.

These will be your tenants as soon as transaction closes, so you want to find out what you can about them.
