I know I can get approved for the same amount as I would've been with a traditional mortgage but I'm afraid that because its uncommon it will be "feared" by sellers.Lastly, how do I go about finding an agent familiar with this type of mortgage?

On our most recent offer, we offered $5k over asking, paying for title, 5 day option, 30 day close, $500 option fee, $10k earnest, no finance contingency with pre-approval letter for 25% down, wrote a letter, and that wasn't attractive enough.
