Continuing the death march to C of O...

Seem like B class is the way to go during this time...C class: no job, can't afford rent and I can't evict so at least a few months of no rent coming out and mortgage still need to come out :( and  A class : no Cash Flow.  

@Tom Maricle We have 80 units all C/B- neighborhoods and my best guess is 75% pay April rent.

They all have older A/C units.

The good news is that if you keep your budget under $350,000 you can find places in C class areas that are close to hitting the "1% rule" and thus likely to pass the "self sufficiency test" (SST). 

Will Class C type tenants be the quickest to bounce back from job loss as they shift to these new employment offerings with greater ease.
