If there are any outside partners or stock holders, you need to have a professional attorney draw up the appropriate contracts clearly stipulating buy-out agreements, grounds for termination of any agreements or contracts, distribution of profits, etc.

I did not have one personally.. but if the banks feel their assets are under water vis a vi current values then they can elect to freeze them or call them.. but I am not predicting that anytime in the future.. but when you have others who feel when they get a heloc its like a 30 year conventional IE just make my payments and nothing can happen.. that is flawed thinking they just don't know what they don't know.

I would put in plenty for turnover and vacancy and uncollected rent.We had a $7k turnover last year; they even busted the toilet paper holder.

Ryan I think you would relate to this areas better .. like Portland Ave and Pine st these are not really good but if you looking to pick up a buy and hold with less money this is where to pick them up .So Ian trying to see how I can even get correspondence with the owners or title holders .. any ideas would help .
