Should I save up for 6 months - 1 year+ to come up with 20% down and reno funds?

Last month Microsoft closed on another 200 acres in the area for future builds.Beyond data centers other huge Capital Improvements are being done in the area.

Our first DEEP value add multifamily project here in Radford, VA just stabilized and refinanced out of the 12 month construction loan. 6 unit apartment building all 2x1 near Radford Campus.

It costs maybe 25-50 bucks per month and the servicing company will provide all of the required documentation for their new lender. 

Make them pay the full deposit and first month's rent (proves they can afford it) then give them the reduction the second month.4.

I don't know what you consider a lot of money spent on advertising and marketing, but I can tell you that $10,000 per month won't scratch the surface.  

I dont know your numbers but assume you pay $3,000 per month on your current property (PITI).

Is there a resource whereby I can run a search for, say, the last 6 months or 12 months for all properties that were purchased "off market", not listed by an agent. 

They wanted to stay past the original lease-end date of 6/30/24 through end of summer, so I told them they could go month-to-month through end of August. 

Typically they will need to see 12 months of documented income from the property.
