With that in mind, being green myself, I would never buy my first property unless I had an accurate assessment of what the rehab costs would be.

Hey BP Community - I've been watching for a while and see lots of activity in Madison, Milwaukee and Green Bay, Wisconsin.

Any other factors major things you look out for, as red flags or green flags would be helpful!  

Many agents may be reluctant to partner with such a young and green agent, but you could approach people with a proposal that would help them out, and give you experience, initially not asking for a fee at all, or only in certain situations.

Certainly VERY green to out of state investing.
