I have several rentals in AL, MD and TN that have a decent amount of equity.

Right now if they are doing work for you that is what you agreed to and you can try to negotiate if they aren't getting things done.

You need to demonstrate you are worth the risk.If I were to invest in someone else's deal, I would want to see their track record.

Is that 80% loan to value or 75%?

If you have that experience, look for a local commercial lender.
