When purchasing, things that will amplify rates are roofs that have less than 10 years life, old water heaters, flood zones etc.

I'm not just talking about them notarized wich we already did 2x but filling out the " Statement of fact" paper wich wants your drivers license your ,sdn all address for last ten years all spouses and children's info your employment history and a narrative about why you don't want the property plus your notary and thumb print.

Do you know the terms - interest rate, years, does this amortize over the life of the loan, does it have a balloon payment?

On self storage development we expect 400% COC in 2 years, country subdivisions we expect 150% COC in 5 years.   

for construction is tough to find but for permanent financing 30 year fixed , yes available
