That's what I was thinking but if I completed the 1 year of owner occupancy, I would think that I would be free to obtain another one if I wanted to move, regardless of the reason but that must not be how it works even though I'm putting down 15% and not using a special loan program where I'm putting super low down payments such as 3.5% or 5%.

(Turns out that work he had done wasn't up to code anyway but I'm so very thankful he didn't destroy anything else.)So, here I am now, it will be about another 2 weeks of sunk costs and time, properly vetting highly recommended contractors with long work histories to obtain updated numbers and a timeline for the work.

So the other day I was on YouTube looking for different ways to obtain a wholesale deal and I found something called a double closing strategy which from my understanding is, when you get a sellers agent to work with you on a property and you have the agent work with you as your buyers agent!

If you can get over the hurdles of obtaining the loan, you may want to owner-occupy the property, find a long-term renter, which shouldn't be a problem, or rehab and flip... but I would recommend buy and hold.
