Just make sure either 6 months has passed or that you can prove the why the house is worth more money at refinance (if you're getting a sweet deal on it.)  

No special favors, but I think it helped that he knew I could close.By 1) being honest, 2) proving a quality product, and 3) being a responsive landlord, I was able to find tenants quickly through my network.

If you have two years of tax returns to prove that income this should not be a problem.

maybe you just need to be in it in one way or another.. or just study it very well via Zillow or mls... or maybe lost if networking and talking to see what’s going on..
