I am local to Cincinnati, and happy to chat more specifics to your situation, but most of my even experienced flipper clients are struggling to make it work.

I would only allow them if I was really struggling to get one of my units rented, always seems to be some type of issue with animals.

What I've found has been most effective is offering value to other people for their mentorship (e.g. instead of offering money, helping them improve on a system or area where they're struggling). 

The tl;dr is to find a partner that understands the aspect of the business that you are struggling with and team up. 

There are a lot of companies struggling right now...and not profitable and we're in a shifting market that will likely make it even more difficult for them to survive much less thrive.I would suggest you look at a brokerage that will invest in you....that has lots and lots of training to get you started...you want in person training....you want live training....not all you tube and zoom.
