Im an out of state starting out investor. 1. on the realtor contract when renting property Is anyone concerned with words used like “otherwise”?

I'm all in but I must admit the whole game does feel a little intimidating, anytime I think I like a property and I think of calling the realtor, I start having self-doubt (that maybe I'm missing something and I'll come off completely stupid).I would like to ask the seasoned investors, how was your experience with your first deal?

I am currently in the market for a small apartment building (10 to 18 units).

Starting smaller is fine, but the unit has to be spa like or you will likely fall victim to pricing wars or get lost in the booking sites algorithms.

If it is some kind of big deal like it is an old metal barn eyesore on a downtown city block undergoing revitalization and you're going to build a $10mil apartment building on it, if you can get the land...hey hey maybe the powers that be might negotiate something with you, with perhaps a promise you won't fight value for 10 years or something like that.
