I'm exploring options and this seems like a good way for me to purchase the next deal but I'm treading lightly as using unsecure loans sounds pretty risky and of course I need to consider ALL things including their terms, market conditions, capital on hand (about 30k to invest) and my strategy which is to BRRR. 

Section 8 pays a bit less but it avoids damage and possible replacement in the case of damage. 

But, it sounds like you are trying to overdrive the investing side, not the "supply side." 

Add tax return preparation fees, bookkeeping expenses, bank fees, potential legal fees, and the major expense of replacing a major item, such as AC or water heater.   

This guy sounds like a hoarder who spends all day watching television and hanging out with his cats.

Connecting with local meetups or landlords sounds like a great idea to get started.

A lender isn't going to let go of the original guarantor unless the replacement guarantor puts the lender in a better position.

Here are my thoughts:1 - it sounds like you don't have a lot of insight as to why you want to be in Houston, because profitability should be driving your search for a market, not the other way around.

But I'm not sure how to go about it without sounding pushy, needy, weird, or expecting something for free in return.

The tenant is stating they can't find the exact same one and can replace all 3 for $40.what would you do in this situation?
