Most lease agreements you will find online will be good enough but you will need to educate yourself on how to evict a non-paying tenant if you haven't already.Check rental history at a minimum by going on the district court website or using beenverified app on your smart phone

If we were to lend on a property that you put no money on it's risky for us as it could tie up our funds and time.For instance, if we lend you $65k on a $100k valued property (with no money down--at least to cover the closing costs etc...) you could, in theory, wake up with a headache the next morning and not want to be in REI industry anymore and simply tell us to keep the property.
