I just have met some really wonderful people in this industry and hearing their stories both good and bad make me anxious to really get going.Thank you in advance!!!!

Why did I decide to jump into this industry?

I am a mechanical engineer with a background in high-end automotive industry flipping cars which to be honest is a lot like real estate just a little more aggressive and dealing with people is different. 

Having a goal of leaving money on the table seems pretty shallow, but to be really successful in life, just lower your expectations.Learn to buy what you want and where your primary profit center is advanced, but learn the industry to be flexible and able to profit in any opportunity

Too many of my "real-life" conversations are with people who are lock stock and barrel bought into the industrial corporate model that broke down in the 1980's.

Although I enjoyed doing so, it still wasn't as fulfilling as I would like for it to have been so I stepped away from the industry for several years.

Us RE brokers and I am one in 3 states we feel they need to be licensed.Other wise why even have a real estate industry if you do not need license to sell. 

Most lease agreements you will find online will be good enough but you will need to educate yourself on how to evict a non-paying tenant if you haven't already.Check rental history at a minimum by going on the district court website or using beenverified app on your smart phone. 

I want to learn from people that are really producing and successful in the industry.

If we were to lend on a property that you put no money on it's risky for us as it could tie up our funds and time.For instance, if we lend you $65k on a $100k valued property (with no money down--at least to cover the closing costs etc...) you could, in theory, wake up with a headache the next morning and not want to be in REI industry anymore and simply tell us to keep the property.
