I think that the high taxes (which are currently undergoing reassessment) will kill any cash flow.

They looked at the site and suggested some changes to better optimize the keywords so I said go for it, do whatever you think it needs.

I'm curious what others are doing in this area and how worried I need to be about it (e.g. should I be thinking more than increasing the umbrella).

That's an imperfect measure, but we really need to get a sense for what you have to do in order to GET that $108k that it currently brings in.Not giving you the yes/no on if it's a good deal or not, just giving you some ways to think about it.

I found someone that I think would be a good fit because he is firm, trustworthy and he is able to work manually quite well.

Many older people have equity trapped in their homes or have low mortgage rates that make selling and moving difficult.I think it’s wonderful that older adults have the option to share their homes.

I think your $2000 is a far worst case value.
