IMO A shorter term just lets them off the hook, but if the hook can't be set, you don't really catch anything.You problem as I see it is you selection process and qualifying your tenants.

On the votes it doesn't show who clicked on it.You can select the question mark but I liked just hovering over the vote and it showing all who voted.Nothing major but I liked that feature before.

I am new to rental business and I guess part of it is to experience and define my selection critirias for tenants. now back to marketing the rental again. do have few other people looking, but I feel I may need to lower the price again as I am not getting enough inquiries from Craigslist.
