DIY can also work well, especially if you know people in the market you choose, have connections to reliable contractors etc - your network really makes or breaks this kind of investment because you have to manage all the moving pieces from afar, but it also gives you little more control and could potentially result in higher returns if you get the numbers right.

If you sell that stock and the result is a $100k capital gain, you would pay capital gain tax rates on that when you file your tax return.

In other words you receive a 30% tax credit on the solar system as well as a 30% tax credit at the least on the roof that is under the solar system (full roof 30% depends on the advice of your CPA).Couple that with the roof now becoming a producing asset and offsetting the utility bill instead of a liability and the increase in appraised home value assuming the solar system is not leased then going solar makes a lot of sense at the same time as replacing/repairing a roof.So in short you don't "get a roof if you go solar", but there are certainly advantages to adding solar to a roof replacement.

It sounds like you invest in what others would typically call c-d on that a-d scale, meaning lower income areas with higher crime resulting in a perceived less desirable tenant.
