That is going to continue to put a restriction on inventories into the marketplace.

So far we have no restrictions with evictions since tenant hasn't given us notice that they can't pay rent due to covid caused issues, they haven't filed for any public assistance and we don't have any government financing.   

The large cities continue to restrict private property rights and our ability to run a fair business.

I recently heard a podcast episode on BiggerPockets () that talked about how there is frenzy with real estate buying due to low interest rates coupled by the fact that the mortgage forbearance is restricting supply to the market as potential sellers are holding on.

My recommendation would be to remove the geographical restriction so that you are open to all markets and can invest where it makes sense for your strategy.

There would seem to be some risk to consider that even if it is not restricted now, that the county could step in at some point and redefine the rule, specifically ruling out "hosted" STVRs.My agent does a lot of business in Waikoloa -- both the village and the resort area. 

@Jeffrey Kay First off, make sure that you will be able to short-term rental - many municipalities and stratas (HOAs) have been restricting them.
