You are in control you put the rent money in and that money generates  9% compound interest.

My criteria for doing a value add is that it adds at least 2 times the value add costs with minimum increase value of $80k.  

Purchase price: $235,000 Cash invested: $39,000 Bought as a primary residence, once we moved out we have begun renting both sides.

Interest rates are in the 6-7% range... so it doesn't take a rocket scientist to figure out if you are increasing your loan amount by ~$50k, and at a higher interest rate,  your payment has to go up or your terms have to extend.  

I have two 1/1s in a high cost mountain resort area, and they have rented out just fine to the right guest profile.
