The agent said a remediation company could do a chemical wash on the walls, and repaint because the results were not too high.  

As I remember, the well was pretty low maintenance, while the septic needed regular attention. 

Easy stuff like water heater change outs should be a minimum number of billable hours (or flat rate) for a regular customer.  

I was hoping a vacation renter would give me some income from the place, sounds like that won't happen and I might be better off just doing a regular rental.  

the two that took a lot of time were equity deals. i think they should adopt the fundrise model and pay us as soon as they have our funds (at least they should pay regular interest)

When there is at least 6 months worth of income documentation on a property, whether it be rent payments, or you making payments on a sellers debt, most banks will effectively "wash" that debt and not bring it into the debt to income ratio calculations that they use to qualify a loan.
