Items I need to do : light demo- Rip up old carpets install luxury plank through outpaint entirety of home replace kitchen lights with recessed reno master bath- New toliet, new flooring, new shower insert landscape Trying to figure out if I do flooring first or last ? 

We are in a balance sheet recession. 

I wrap free rent into the entire package of lease rate, buildout paid by me, etc based on the business so it depends but generally though, in the depths of the recession, I was at 5-6 months free rent.

What if you plan to sell in 5 years from now and 5 years from now there is a recession or a major dip in RE prices?

First, let me state (this is my opinion only - not be confused as fact) that I don't think we'll see a market drop in price like we did during the last recession when the next one comes around the bend. 

Even if they're decent,blue collar markets now things can change in a hurry in a recession.

I never knew those statistics from the Recession of '08.  

I do believe we will have a national recession at some point.
