Worked out of Atlanta for a couple years before quitting and moving to Fort Collins, CO to live the “front range ski bum” life.

I originally thought about putting a gravel parking area along the front/side of unit D back towards A as there is a curb cut for a drive and 2 units are lower level and the entrance is on that side of the building (cost would be about $5k range for it but would be more of a ). 

I suspect, given what you described of the situation, that someone used a stainless-steel quick-connect gas hose kit to put in your range and didn't use pipe dope, or thread sealant, in the installation.

Based on the 2% rule/guideline, the rent should be in the $3000-$3500 range which doesn't seem feasible.

Personally, I don't recommend anything below a C class which pricing will start in the mid $70K range and rents of at least $750-$800 on a 3Br.

In Indianapolis, this will be in the mid $70K range and mid $80K range in Kansas City.

Get a sense of the range of cost for each specialty your project will need.

MHP Parks are trading anywhere between a 10% - 13% cap rate so make sure you crunch the numbers and that you are in that range. 

My question is for all the investors out here in Southern California where houses range from 400k-800k.
