Perhaps you should post in the market place forum and find someone in this community. 

Typically wholesalers and investors can be found on cash buyers group, or wholesale groups as wholesalers post listings there and investors reply on comments for the deals.

Starting at $250 does sound like a solid starting point, might try different seasonal promotions and see what works best.

On the other hand, you and I both know that this will lead to a TON of calls/complaints/negative posts on social media about a disagreement of whether a previous building professional should fix something for the new owner once out of warranty, not the contractor’s fault to begin with, etc.
