Use them when it helps you move forward, and then take their low risk returns when you can, having bought into properties that actually perform, ie pay off soon and start producing some milk.Some people will say I’m describing a later-in-life investment strategy because I say buy with cash, rehab with cash then refinance after stabilization, because you need cash for that.

I have close to 30 properties on section 8 now and really a new rental is held exclusively for a voucher, they’re rock solid stable investments. 

But I'd still prefer to do a deal in my area as opposed to a long distance deal - at least for my first one in awhile..Here's what I'm thinking of doing:1) get a regular income producing 9-5 job and be miserable for awhile.

If you have the space why not do a compacted dirt then gravel compacted then rock.

Pros: The numbers are very strong, at existing rents, the property cashflows $800 & purchase price is only 275K.I can raise rents $100 each unit and this thing would be a $1200 cashflow producer.

I've been working with a realtor and looking for tenant-occupied properties but I've noticed properties that are listed under$50K produces the best ROI but it's difficult to finance those type of properties. 

The question is whether the investments you might make in real estate with a self-directed retirement plan would produce better results for the retirement plan that leaving it invested as it is currently.

Put in a very nice Grohe shower system that's really far too good for this rental, but I got a great deal on it and it's rock solid.The sill was 2 cm marble I got from a friend, sealed with 511 Impregnator.
