We own in Florida, but we do not own in the keys and I was hoping to get some more nuanced feedback than what I've seen in older posts (something more than "follow the law, get STR license" etc).Specifically, in the lower keys (Summerland to Key West):- how important do you find private dockage to be to 28 day "STR" guests?

I haven't really heard about investing in the area, haven't found any local realtors or lenders that are "investor friendly," and I'm not sure I have enough equity (or cash) to finance a brrrr (or similar project).

Buy 4 more properties - one approximately every 3 months, based on the following logic = always fill existing property with a tenant prior to moving on (I'm new, and this is my way of managing risk); build resources to purchase next property (I have pretty decent purchasing power right now through conventional lending with my current job, and I also have a private lender ready to loan on my next property, and I also get a quarterly commission check that provides a nice financial bump every 3 months); finding a property takes time, but it is worth it to find the right property in the neighborhoods I want to invest in, at the right price.

Being handy is a great way to start and learn the business but your time should be spent finding your team and the next deal.Instead of swinging the hammer, focus on expanding your network:1) Agent/wholesalers to send you deals and list them on the back end.2) Contractors that allow a fast, efficient, value focused renovation.3) Lenders that can allow you to close on properties quickly with solid leverage.
