I agree but 16000 square feet for 240k I mean if you built a new house that cost 240k will be fair and say it was worth 350 when done you couldn't come close to getting 16000 square feet with stone and an elevator with that much land the windows are being fixed now and the hard woods have been sanded and about to add poly. the castle down the street rents its rooms for 350 a night for the cheapest and is packed all the time.

when a tenant tells the judge that i'm lying and they paid rent, i just whip out my notebook and he sees the log i've kept for each unit and for how long....again, not the most advanced system, but it's always (knock on wood) upheld in court for me...now, i do try to transport that to excel every few months, but i've been lazy at that lately :)

Recently a pre sale building in the downtown core (premium, high rise, luxury building that won't be completed until 2019) sold out in a week (after foreign buyer tax was implemented) and some of those units were up as high as $900 per square foot.Things were going crazy here fast so I think the cooling off period is good but I don't think we'll see any kind of substantial long term drop in the market.

This will get me a modern look for relatively little $$$.The kitchen currently has newer all wood cabinets BUT the stain on some cabinets doesn't match the others, so I ordered stainable primer and will prime the cabinets with it and then apply a nice dark stain on top of it.
