As you will soon find, there is no common definition of a turnkey property, and it can be very risky (and expensive) to make any assumptions.The ongoing management of the property is another area of vastly different approaches to turnkey investments.

What suggestions do you guys have on going about this type of situation?

He has a horse training business so we have variable owner distribution amounts  (anywhere between $50k-$200K annually) on top of our two salaries (total $8,000 monthly) and our monthly rental income (net after expenses approximately $4,600/monthly)... but I don't want this deal to just ZAP all our cashflow.I'm trying to look at it from more directions than just "paying it off" this since it seems like we will have a better shot at retaining it for a few years then selling as Dallas gets closer.

I will say, the train to Philly is convenient and attractive, but there is still definitely a lot of roughness to the area.

We would then create a new LLC for our personal training business, and a third LLC to transfer the property deed to. 

I am planning on going to a few banks in my area to get more details on how FHA loans work but is there anything I should be looking out for or should bring with me?

Do you know of any good training material to help me gain the basic knowledge that would be need to succeed in this category?

I have my first meeting with The Short Term Shop tomorrow and am hoping to climb aboard the short-term rental train as well.
