I hate to sound so much like a pessimist but doing this as long as I have with the volume of tenants I have seen you become cynical that people wont do what they say and will take advantage of you when they can.

I would reach out to the bank...but often they will be totally fine with you paying the payments as long as they get paid.

If you can come to the city to visit that helps but often, as a majority of properties are "curb offers only", buyers will come out for inspections after the offer is made and then go home and complete the rest of deal form there.
