As @Jiri B.said, they're not too difficult for you to perform since when done well the client simply does what they always do normally - sell a piece of investment property and purchase new investment real estate.The devil is in the details in between. 

But, normally clients just don't fall into your lap. 

Conventionals at least go down as far as 5% normally, and in certain cases as low as 3% (I think those are special first time buyers / low income). 

We charge $50 to do this outside of normal leasing cycles.

Main floor looks normal. - technically in a flood zone so would need flood insurance.

And your subs like electrical, plumbing, and HVAC need to pull permits so they are normally linked to the building permit.
