@Jay Ragland do you mind sharing the break dow as in purchase price and rehab cost...it would be nice to see the before and after image...I can imagine you have put on lot of work in it...looks fantastic.

You opened my mind to how to approach this issue.

For you the key is truly out of sight out of mind so it doesn't distract you from your primary rev source.   

(Keep in mind the basement is not finished.. maybe should I invest a little for that, for a higher final selling price?)

However when my agent contacted the owner for a viewing the owner says that he has two of the listed triplex for sale and that he wants to sell them together. 150k each and they are probably worth 175k each.So if this property works out it could be a great deal for me so my mind starts working on how i could buy them both.

Keep in mind the property is in NY, and I live far away so I cannot go there to work on it, negotiate deals, etc. and it is of small value.

I have an open mind and expect to try to atleast build some repor. 

I have a couple lots figured out (not in Mpls) and have some of my contractors in mind who have built new houses. 

Home Depot does a lot of classes too, so keep that in mind
