I also think you should consider whether you want to invest near home or 100 or 500 or 2500 miles away.In my experience, if you're looking at listed deals, seller financing will be hard to come by.

Juan, its not so easy, cause you are miles away, the prices are very attractive, and the rental estimate too, but be very careful, get a lawyer , chec on Hoa restrictions , and vacant rates, sometimes wonderful deals and numbers become nightmares.

The borough has an ordinance in place where I can't get a rental permit if I'm more than 15 miles away (I'm 21), so I'd have to use a PM locally.
