When we were small and essentially self managing our own properties I used to do something different for each person depending on their attitude, the situation, etc.Since we have grown and have employees we had to make standard operating procedure and have to stick to it. 

Would recommend house hacking or buying within a 2 hour driving distance where you can check on the property and screen and meet tenants (if self-managing). 

This will need a lot of work and improvements to get it back up to standard, but it's not impossible. 

I recommend that you continue to read as many real estate related books as you can, start attending local meet ups and network with local investors.
