The bank gave him a 10 year loan at 4.25%His P+I was around $88,000 a year. 

Or does it have to be a commercial loan?  

The property sold for 330K - that's an ROI of 15-30% per year assuming no loan.

Also, i forgot to mention: - My credit score is in the 770ish and am looking to use a conventional loan

i would be purchasing the property with an FHA loan. and im also looking for solid cashflow + long term holding 

The bank I have been talking to for the loan / construction loan seems to be willing to apply that logic. 

I am considering selling a single-family rental in DC and/or looking for a new commercial loan to purchase the building as much as I (or we if my brother decides t partner with me) can to be a majority owner.
