This is also even before you account for any reserves for expenses such as potential vacancy rate, small monthly repairs, or large repairs like capital expenditures (like fixing the roof, HVAC).So I notice when I try to do these calculations on properties, I can almost 100% of the time afford a triplex over a duplex, even though it seems like it should be the other way around, BECAUSE the additional rental income of the 3rd unit really helps lessen how much I would have to pay for a mortgage.

Conventional loans will not allow loans to be closed on properties with bad chipped paint, roof damage, wood rot, pest infestation, moldy carpets, broken windows, torn up bathrooms, etc etc.

My first instinct would be that unless you are offering some really high-end finishes and a roof deck or including utilities in that number, $600-650/bedroom in Olde Kensington is too high an estimate.

Here's a topic we don't see a lot about: is your CPA depreciating your rental property faster than the 27.5 year life of the structure by breaking out elements with a shorter life like flooring, roof, furnace, etc?

Scope of rehab included: - 3 new kitchens (cabinets, counter tops, appliances)- 3 new bathrooms (flooring, vanities, toilets, bathtub surround)- Refinish 1500 sq ft of hardwood floors- restructure garage- new roof- replace furnace and service 2 other furnaces- replace 27 windows- replace kitchen and bathroom flooring (used Home Decorations LVP Flooring)- Paint walls, ceilings, trim (used Sherman Williams Agreeable Grey)- landscapingAfter our full renovation we went 16k over budget.
