I've tried to gather data via a tool called Mashvisor but the platform seems buggy and I'm not sure if I can trust that data.Aside from manually scrapping info on Zillow, Realtor.com, etc.

Depending on the level of complexity, you can mange it yourself - there are a lot of tools that can help to automate the guest communication.

We've been surprised by how talking and action combined seems to be the best marketing tool.

Another good pro for a single family is that they probably tend to appreciate in value a little faster. 

However, they may do some kind of rehab on the property prior to refinance and bring the property up to $1 million in value.
