Hi James,They make LED flashlights that are very bright.Search the internet for "brightest led flashlights" and you'll see a lot of price points.Then search online for videos of the models you are interested in and see how they perform in the dark.Some are like daylight.Good Luck!

@Ari Bildner If you're renting by room individually (meaning you're listing each room and filling each room separately), then I'd definitely include all utilities including internet and maybe cable.

As said in the post before me, YouTube (and the internet in general) is full of free REI information. 

I tell you the internet is a marvelous thing LOL  If I can't get the answer here on BP, I tend to Google my question and see what comes up. 

I would find properties on the internet, get the address and search it on the county assessor website to find the owner and their contact deals and go from there!

BP is maybe the greatest free resource to help you get started in Real Estate Investment there is on the internet.

That’s the hippy in me but...I’m sure you can do a lot of internet research and be ok but for the price of a plane ticket you can be 99.9% more confident in your decision.

The good news about the internet and Bigger Pockets is that there is a MASSIVE amount of information about REI.
