Bigger Pockets podcasts have been super inspirational and have let me see some of the truly great deals others are getting.I thought I had such a deal yesterday.

It is even less likely the guru has the answers for your very specific geography, property type, local practices, norms  and your niche....for better or worse, the self help market has blurred into real estate somewhat (at a very high mark up, too)...so if you need the inspiration, perhaps pair the practical real estate books with some best selling motivational ones at the used bookstore for under one hundred dollars bucks....

I think finding the inspiration behind you wanting to invest is the best way to justify your moves in the market.I hope this helps and good luck on your investing! 

With 1 vacancy there is only $211 cash flow as it stands now which doesnt inspire confidence to me, or am I wrong.

The questions you should be asking yourself are: 1) will they see read/my message, 2) will it inspire them to take action?

obviously not all investors resort to wholesaling tactics once they get ur attention by flaunting 'all-cash' offers and ' proof of funds' in the excess of millions, but with the advent of MLM in this broke hyperinflative economy, less people/businesses qualify for funding, yet more are inspired by multimedia advertising/marketing/networking to want to 'invest' anyways evenmoreso.
