A lot of industries are going through significant technological changes and real estate is no different.  

However, if you're strictly looking for water efficiency, their is a prioritized order to tackle things - I'm probably stating the obvious.Toilets use the most water  - there are numerous technologies to help out with toilets.I wouldn't want to see you address dishwashers until you added one of the many inexpensive water saving devices to your toilets.

Regarding San Francisco, it's not going anywhere, it's definitely different this time since let's face it - the tech revolution is still only in it's infancy and SF is the Athens of innovation for our time. 

I'm comfortable with technology and I do what I can to digitize my records and bookkeeping so that would work in favor for any route that I go. 

Although we may integrate our businesses with technology and use data to extrapolate from, the bottom line of business comes down to working with and for people.The better you can do that, the better your business will be.

Since pulling the trigger in Nov 15, my husband and I have 2 rental properties, and are on our 4th fix and flip deal.
