Recently, all I am seeing are fix n flip deals, or flips with no fix.In FL there is the "AS IS" contract, and there is debate on BP about assigning contracts in FL, but one of the debaters who are against it, identified paragraph 7 on the AS IS contract as what they use when assigning contracts....

I too am searching at expanding to OH, at the present am only in FL which is also good.

There have been a few posts on this specific subject, if you haven't searched through historical posts I would recommend that as there are a few leads.

Also, how long do I have to identify a property(s) when using the 1031?

I did a quick search, and I will try to explain it a different way.The sign in the picture appears to be an on-premise for sale sign rather than an off-premise directional sign (pointer sign).

Also it is strange how when you search online for reviews for real estate schools it is hard finding any comments other than reviews posted at the schools websites.Cmon people! 

Adam have you identified a property yet - and if so what can you share about it?

I've done a number of owner finance deals as a buyer, and an attorney is not terribly expensive, typically about $1k per property including the note and title search.
