What I mean is, fairly loud and have had the police called within the past year for a party they hosted.

I also have a $20 per year (total w/hosting site) for credibility (can also get free one - fairly easy to make VERY simple site - don't really need anything fancy). 

. :) Do you even know what  "bundle of rights" mean with real property?

@Eric Giovannucci I'm new to BP also and haven't made it out to a meeting yet, but I'm planning to make it to the meeting hosted by J Martin in late February in SF.

I have completed several fix and flips and have always waited for the reno to be 100% complete before hosting any buyers.

Perhaps, even if you know somebody that is attending a seminar that Bruce Norris is hosting, the information from that meeting could be beneficial to you.As Ben mentioned, as a homeowner, you should build equity as much as you can because that is the way to build your wealth.
