For all you know the place may be a lemon....horrible construction...... etc...there may be a good reason this guy is bailing so soonIF its a good area and no red flags to tell you its not a good rental, then I would try to negotiate the price even lower on the used one, and probably buy that one...put a few buck in it to make it essentially "new" and keep the extra $$

I visited KC last month and heard or horror stories about California buyers who were convinced by turnkey companies to forego the property inspection and ended up with warzone properties, mold problems, horrible tenants, and poor property management.

Many times, I have toured an apartment/building which had horrible reviews but was amazing IRL or vice-versa.

I have heard conflicting information , some saying it’s great and others it’s horrible.

You will be called a horrible person, told you are putting people on the streets, and you are preventing people from putting food on the table.

The immediate question I have is:I have a 2 stall car port that is in horrible condition (leaking roof, rotted wood, mold).

If your first deal go horrible chances are you are don't with real estate investing forever.

Smell was horrible, also everytime I throw my keys on the counter it made a small knick.

That's a horrible position to find yourself in as a land lord because they do not value their reputation enough to do the right thing and just move out.  

Had a not so nice surprise at the beginning of 2020 with sewage in basement (so visual and so horrible).
