If it is in a highly desirable STR area (the beaches, Riverside etc) it may be beneficial to sell it furnished.

It's not liked by most Building Departments because it puts substantially more occupants in a building and each with locked individual quarters and highly taken advantage by slumlords creating fire hazards.

When I'm starting to talk with real estate agents and they ask for more information about me, what should I be providing them?   

The true value is in the property itself. 

If none, NY and NJ are not the best spot to "try" one as your buy-in is very high, cost is high, lag time is long, and competition is fierce.

It certainly is possible to get an investment loan on a property like this, but it would be necessary to run the numbers to see what the after repair value is for the work that will be done to make sure that all of the numbers work.

Of course, you might want to consider the possibility that there is a real legal reason why they don't want anything to do with the problem, like they didn't actually have the right to give you a deed. with all the fraud these days and wholesaler deals.. unless you have the TITLE company themselves do the QC many simply wont take on this liablity.. and I highly doubt the escrow officer was Furious LOL..
