Account ClosedIt may not help with the immediate 15% Down issue, but have you thought about using the 15% down option to purchase the place then put on a HELOC using the equity on that same property and then cut yourself( Or your LLC) a check for the 15% you just had to put down...Just a different way to skin the same cat...  

I understand about skin in the game, but ive seen 100% hml's personally.

I'm trying to come up with money so I can put some "skin in the game" for a first real estate investment. 

as for insects, litter the place with diatomaceous earth (makes the most sense between tenants, but can be used around humans and pets)worse problem with much contact is dry skin/rash.the powder is crushed diatomes (creature shells, chemically silica-ish) in effect it's micro shards of glass which wedge in the crevices of the exoskeletons. so bugs eventually get clumped up with the stuff and can't move. and sometime pierces the innards. so either way they die.it's organic, non toxic. just don't wallow in it, and don't let kids/pets play in it.

Built like a trailer with 2x3 inch exterior walls and 1x2 or 2x2 interior wall const. which makes them very flimsy and difficult even dangerous to repair.Interior paneling is usually a 3/16 inch photo-finished veneer which for the most part isn't even manufactured any longer.Flimsy aluminum siding no longer manufactured and hard to repair.Trying to replace interior wall paneling and/or aluminum siding with heavier materials which is about all that's available with today's material selections can drastically overload exterior walls causing sagging and settling unless reinforced by perimeter piers which still isn't a good idea for lots of engineering reasons.Roof were usual a 1x2 truss system with a rolled aluminum skin place on top.

Some have none, some have minimum investment requirements for your cash left in the deal (skin in the game)...

I am more than prepared and capable of putting as much skin in the game as financially possible(~50K), but with the areas prices it's hard to find a rehab project that doesn't fully tap me out.Any thoughts, feedback, advice, would be much appreciated. 

The danger in lead is when young children put paint chips in their mouths and/or get the lead dust in their skin.

The only reason I would see to partner with a GC is if they have skin in the game.

Hard money lenders typically want at least 20% - 30% skin in the game.
