Buyers did all they could to follow escrow schedule while selling agent did not perform as outlined in escrow schedule (selling agent/seller chose escrow company).Selling agent requested us to remove loan contingency, while buyers submitted a notice to perform to seller to deliver the all the signed lease agreements as well as a 1 week extension on closing date for loan (loan officer and buyer's agent have strong relationship and in my understanding, had to work really hard to get through all the hurdles so far).Can I get your thoughts on the situation, potential scenarios, and how the buyer can successfully purchase the home?

Definitely not as many as before but cash flow is still really hard to find.  

It's a very competitive market so finding good deals are also hard to come by.

There are probably a couple thousand conversations about TurnKey properties on BiggerPockets at this point - lots of good info being rehashed here, but I'd think really hard about why you would rather buy a cheap house on the opposite side of the country than a slightly more expensive one within driving distance of your house. 

So I am (in the car business we call it) "as green as green gets" to real estate investing and I am trying so hard to wrap my head around so many concepts and trying to sort through all the things that I feel like I need to remember before I take the jump. 

However, I am really having trouble understanding the acquisition and complexities around financing my project(s).Is it as hard as I am making it out to be in my head?  

I would like suggestions on which incorporation vehicle is best for me in Florida  I currently have a FL LLC to use for making hard money loans or flipping properties.
