Not all agents are bad, I bet, but everyone in Houston I met I wouldn't trust and actually took the intel they gave me and went the opposite way. 

This is actually better than many parts of town, but that's partially due to the quality of the assets there.

The buyers can't afford the down payment, they can't afford an extra $2K...I'm going to guess the deal will fall through due to the buyers not being able to get financing. 

I'm not sure if California would ever do anything to address this:-( is this just a hold over tenant that stopped paying or was it someone who broke in and actually squatted makes a big difference.
