Not only does it teach you about purchasing a home, home ownership and maintenance, but you also get experience with tenants, leases, repairs, basically everything that goes into real estate investing all while living in your own home.My number one piece of advice is to raise more capital because buying a property, furnishing it, and maintaining it is expensive!!!

I owned a rental cabin in blue ridge briefly and then flipped it because it was very remote and needed completely furnished.

I'm seeing furnished, turnkey vacation homes (2-3brs) in the $150k range in 32118 a few blocks from the beach that I'm being told could be rented as vacation homes (weekly/monthly timeframes) and make on average $2-3k/mo with an occupancy rate of around 60-70%. 

It’s hard to get a feel for demand just looking on Furnished Finder and Airbnb.  

With my condo, I'll be using switching it over from an LTR to a furnished MTR shortly.  

Hi BP I'm new on here..I recently moved from NYC and bought a 4 unit apt building about a year ago in Shamokin Pa I converted 2 of the apts to furnished rooms and I have a total of 6 rented rooms and 2 apts....I'm new to REI and have interest in buy-and-hold SFH..is that a good idea or should I stick to apt Bldns as my ROI so far has been good?

Previously, California landlords could collect a security deposit of up to 2x the rent for an unfinished apartment or 3x for a furnished unit. 

If you are buying a furnished rental you may not have to pay cash for furnishings which could save you $50k right off the bat.
